CONCEPTS

WELL measures attributes of buildings that impact occupant health by looking at seven
Concepts, relevant to occupant health and well-being:

AIR
Promote clean air and reduce or minimize the sources of indoor air pollution.
WATER
Promote safe and clean water through the implementation of proper ltration techniques and regular testing.
NOURISHMENT
Require the availability of fresh and wholesome foods, limiting highly-processed ingredients and supporting mindful eating.
LIGHT
Provide illumination guidelines that minimize disruption to the body’s circadian system, enhance productivity and support good sleep quality.
FITNESS
Promote the integration of physical activity into everyday life by providing opportunities and support for an active lifestyle and discouraging sedentary behaviors.
COMFORT
Optimize indoor working environments through thermal, acoustic, ergonomic, and olfactory comfort.
MIND
Optimize cognitive and emotional health through design, technology, and treatment strategies.

INNOVATION Well encourages innovation  by allowing  projects to submit  ideas  for new features under WELL concepts.

THE CONTRIBUTION OF SELECTED PRODUCTS, PROCESSES AND SERVICES IS FUNDAMENTAL FOR DEVELOPERS ADDRESSING PRINCIPLES AND SUSTAINABILITY INDICATORS FOR ORIENTING INVESTMENTS. PRODUCTS AND PROCESSES CONTRIBUTE TO THE OVERALL PERFORMANCE OF BUILDINGS AND TO QUALITY OF BUILDING INDUSTRY.

WELL®

WELL is for people. It’s interested in the connection between the buildings, where we spend more than 90 percent of our time, and the health and wellness impacts on occupants. Physical workplace is one of the top three factors affecting performance and job satisfaction. Personnel costs significantly outweigh the costs for design and construction and maintenance and operations.
Addressing occupant health channels resources towards reducing the largest line item in the 30-year costs of a building – the personnel – offering a meaningful return on investment.

CERTIFICATION LEVELS

Buildings are rated and certified on a scale of three levels

WELL® RATING SYSTEM

WELL can be applied across many real estate sectors::

BUILDING - is applicable to new and existing buildings, addressing the full scope of project design and construction, as well as aspects of building operations.

INTERIORS - is applicable to commercial interior projects in existing buildings.

CORE – is applicable to projects seeking to implement fundamental features into the entire base building for the benefit of future tenants. It addresses the building structure, window locations and glazing, building proportions, heating, cooling and ventilation systems, and water quality.

COMMUNITIES – is applicable to district-scale projects. The rating system aims to impact individuals throughout the public spaces that link the buildings where they spend their days.
